Pre-Listing Preparation

Selling a home can be a high-stress and time-consuming endeavor if you choose the wrong agent. To get the best price for your home, the process includes knowing what cost-effective or no-cost improvements to make in order to get the best return, recommending and overseeing the right vendors, and effectively staging the home to get noticed and sold.


A professional interior designer (design coordinator) will collaborate with Michael on your home preparation process. This includes ensuring the improvements to your home are done beautifully, within budget, and on time. The design coordinator will work directly with vendors to prepare your house, which includes scheduling start and end dates for the project, overseeing the work, and ensuring the work is appropriately performed. Our design coordinator knows the style and inventory of Silicon Valley’s best stagers, so she can select the stager that is best for your home.


The right décor will accentuate the positive features of a home that is being sold. To maximize the sales price of your home, DeLeon Realty pays for the staging, which includes one month of furniture rental and fees associated with design, delivery, set-up, and de-staging of the furniture. We will not be reimbursed at closing – this is another of our many free services that saves you thousands of dollars.


Our field coordinators will dedicate up to eight hours of their time for your property. Their services include the multi-point pre-inspection checklist that focuses on issues ahead of the property inspections, so simple details can be addressed before the inspector arrives. The pre-inspection work involves taking care of nagging last-minute items, such as replacing light bulbs, oiling squeaky hinges, and checking or installing mandated smoke and carbon monoxide detectors.


Due to our high volume of listings, we are able to negotiate special pricing with many local vendors. These vendors are familiar with the types of work necessary to bring a home to market in the most cost-effective way. There is no markup or other referral fee from any vendor who works with DeLeon Realty; all savings are passed directly to you.


We will pay for your property and pest inspections. We will not be reimbursed at closing—this is yet another free service that saves you money.

All properties are highlighted with a custom website featuring a video tour, a 3D tour, property information, a photo gallery, and property disclosures. The DeLeon Realty website is also a great tool for buyers. From the site, buyers can research Silicon Valley cities and neighborhoods, read published articles about the local real estate market as well as related legal and tax topics, and conduct detailed, filtered property searches. The earmark of this website is the wealth of information provided by DeLeon Realty. Our website is completely customized, locally focused, and written entirely by us, with an eye towards the concerns of local residents. That is why so many buyers visit our site even if they are working with other agents, which results in extra exposure for our listings. Furthermore, our active listings are prominently featured on the home page of our company website; we are the only local brokerage with sales in excess of $700 million that offers this enhanced exposure to its clients.


Your home will be detailed in a full-color, professionally designed and printed, 12-page brochure. This brochure will include multiple photos and a comprehensive list of features, as well as a link to the custom website and video. The brochure will certainly make buyers remember your property, which is important since many buyers say that homes blend together after looking at six or eight in a day. Please ask us for some samples—you will be impressed.


In addition to all of the free online marketing utilized by most agents, DeLeon Realty pays for Facebook and Google ads to bring even more attention to your property. In fact, we have a full-time employee dedicated to online and social media promotions for our listings. To our knowledge, we are the only Realtor® or team that employs a full-time expert exclusively to handle this important task.


To give buyers a highly immersive experience, we provide a 3D virtual tour (similar to Google’s impressive Google Street View™ mapping service) to capture a three-dimensional representation of the home. With this feature, buyers can look at the floorplan from above or move from room to room by using their computer mouse. This helps potential buyers feel as though they are walking through the home, allowing them to grasp the flow of the floorplan and to appreciate the design and features of the home.


Although many Realtors® argue against newspaper ads because they are a large expense generally borne by the agents themselves, we have had tremendous success with this marketing approach. We believe that our aggressive marketing investment directly contributes to our impressive price-per-square-foot stats and has helped make us the #1 Real Estate Team in California, according to the Wall Street Journal/REAL Trends rankings released in June of 2017. This honor brings even more attention to our listings.

Simply put, we run more ads for your home than any other agent will run for a competing property. We will run full-page ads for your home in the Palo Alto Weekly and your local newspaper the first week that it is on the market, and we will average over one ad per week until the property sells. Another advantage of our robust newspaper spending is that we get better placement in the papers. Thus, you will get better ads that are run more frequently and with preferential



Videos and television commercials are remarkably effective in marketing our homes. They give us the unique opportunity to speak directly to buyers through the informative voiceovers, and the videos also enable us to point out features of the home and nearby schools, restaurants, trails, and Silicon Valley companies that buyers may have missed.

Photography – Exterior/Interior

All of our homes are photographed by professional photographers who specialize in residential photography. Based on our experience, the quality of the photography has a profound impact on the quality of the professional brochures and newspaper ads that we run for each home. As with all marketing, we bear the entire cost of the photography.

Open Houses

On the first weekend, DeLeon Realty has extended hours open houses with treats and gourmet coffee. We have found that the large attendance we get at the open houses creates a level of excitement and often contributes to the high number of offers that come in. Subconsciously, busy open houses make potential buyers feel like the home is more desirable. This contributes directly to our strong sales statistics.

Legal & Tax Advice

Working with DeLeon Realty is a very personal experience. As a seller, you will work directly with Michael Repka, a CA-licensed attorney and our CEO. Our unique structure gives Michael the ability to provide direct one-on-one attention to all of our sellers. Michael does not work with any buyers, and he is supported by the strongest team of professionals in local real estate.

The 3% Ethical Model

DeLeon Realty avoids conflicts of interest by never taking commission from both sides of a transaction. If a DeLeon Buying Agent represents the buyer of your home, or if the buyer finds it on his/her own and are unrepresented, the standard 2.5% commission that would typically go to the buyers’ agent will be waived.

This ethical approach does more than just save sellers 2.5%. It ensures that both the listing agent and his/her Brokerage remain free from the temptation to favor one offer over another. Thus our only goal is your best interest.
