Conflicts of interest are a tremendous problem in the real estate industry. Many clients find it surprising that the same agent (or brokerage) is allowed to take commission from both the buyer’s-side and the listing side of the same transaction. This creates a strong financial incentive for the agent to “steer” the seller to their own buyer. Perhaps even worse, some agents claim that they won’t “double-end” but they do take large, generally undisclosed “referral fees” in place of the commission. Thus, the sellers don’t even know that their agent is getting paid from both sides.
It is easy to see how an agent with a buyer would not do everything possible to attract and maximize competing offers.
DeLeon Realty is different. Michael Repka only represents sellers so there is no chance that he will be gaining a financial advantage if one particular offer is accepted. Additionally, the entire brokerage waives all of the commission on the buyer’s side if a buyer represented by a DeLeon Agent (or one that does not have an agent) buys the home.
