It’s no secret that many affluent Silicon Valley homeowners have been severing their California tax nexus and relocating to states with lower or no taxes, such as Nevada, Texas, Tennessee, Florida, and Arizona. While taxes are often the main driver, some sellers are also seeking a different lifestyle, more affordable homes, or investment diversification due to concerns about the long-term stability of the Silicon Valley real estate market. And, of course, those cute grandkids can be a major draw as well.
While each of these destinations has its own advantages and drawbacks, we have found that Nevada—especially Incline Village, Glenbrook, Reno, and Carson City—has become a top choice for outbound sellers. The combination of no state income tax, scenic beauty, year-round recreation options, and proximity to Silicon Valley makes it an incredibly appealing option.
Other notable destinations have included luxury communities in Henderson and Summerlin, Nevada, just outside of Las Vegas, as well as Scottsdale, Arizona. While Arizona is the only state on the above-mentioned list with a state income tax, it recently lowered its rate to a flat 2.5%, largely to attract wealthy Californians seeking a great lifestyle with a significantly lower cost of living and state tax burden.
