July is a Great Time to Sell Real Estate

Buyers often express a desire to buy and move into a new home after their children finish one school year, but before the next one begins. Similarly, many sellers prefer to wait until after their children finish school before selling and moving. Nevertheless, many agents mistakenly advise these sellers that the summer is a terrible time to sell. It turns out that this is very bad advice.
The main reason that summer is perceived to be a bad time to sell is the lack of inventory. Over the years, agents’ failure to listen to their clients has created a self-fulfilling prophecy: because agents discourage summer sales, fewer homes are listed. As a result, buyers’ attention wanes and they are less diligent in monitoring the MLS. The key is to capture the attention of the many buyers actively looking, while benefiting from significantly less competition.
